Windham County real estate market balancing out, but housing concerns still linger
Windham County’s real estate market is showing signs of balancing this summer, but housing concerns remain for many buyers. Southern Vermont Realty Group estimates the county has 266 active listings, with a $391,000 median sold price and a $482,000 median asking price. The inventory supply stands at 5.02 months, a level that suggests a closer-to-balanced market, though still slightly tilted toward sellers for well-priced homes in desirable areas. Nationally, the median home sale price reached a record $408,776. While overall supply may look healthier, residents report a housing shock driven by the county’s housing mix. About 30% of homes are seasonal or vacation properties versus roughly 15% statewide, and the rental vacancy rate is estimated at 2.1%. A Vermont Housing Needs Assessment projects Windham County may need 1,461 to 2,275 additional year-round homes between 2025 and 2029.
