Listings declined to about 9,500 by mid-May from roughly 10,000 in Q1, while new-build availability remained near 1,000. Micro-location and infrastructure strongly affect rents, with proximity to universities and business hubs boosting demand. Newly built studios command around HUF 230,000 per month (roughly 7,100 HUF per sqm), while three-bedroom rents can reach about HUF 723,000 monthly (over 7,500 per sqm), illustrating significant variation across districts like Corvin Quarter and Corvin Promenade.
